Commercial Energy Performance Certificates (EPCs) for landlords

When advertising a property for rent of over 50m2 in England and Wales, landlords must, at the earliest opportunity, provide an Energy Performance Certificate (EPC) issued by an accredited assessor1.

An EPC provides an easy to understand rating of energy efficiency with 'A' being the most energy efficient, and 'G' being the least. The average is a 'D'.

A more energy efficient building has lower running costs and so is more valuable to a prospective tenant, leading to higher rental income.

Accredited energy assessors provide an associated report that suggests improvements that might make the building more energy efficient.
